As an experienced REALTOR I am qualified in guiding you with buying or selling real estate in Arizona. My goal is to help you find the property you want at a price you can afford or help you sell your property at the price you want. I believe in using my experience in creative marketing, exchanging, taxation, finance and negotiating to your best advantage. Depending on your situation I can help you in the following ways.
If You Are a Buyer
As a broker practicing single agency, I do not represent both parties in a transaction. For properties I have listed, I will represent the seller only. I will be happy to sell you any of these properties and will treat you fairly, but you must realize that I am not your agent. On the other hand, many of the properties I sell are not my own listings. If my listed properties do not satisfy your needs, I can best work with you as an exclusive buyer's agent. In that case I would represent you and work diligently to find the best property and negotiate the best transaction for you. I specialize in commercial and investment property, ranches, farms, homes on acreage and land of all types in southern Arizona.
If you are looking for a home to live in, I can also help you. I know several residential agents who do a lot better job for you than I can. What I do
,I do well, but I don't claim to be good at every thing. If you need the name of a good residential agent in southeastern Arizona, I will be happy to refer you to a good agent whom you will be happy to work with.
If You Are a Seller
If you list your property with me you may be assured that I will do my utmost to sell your property for the highest possible price in a reasonable period of time. Not only will it be listed in the MLS and several other internet sites, but I accomplish most transactions through marketing and exchange groups and direct contact with a network of brokers.
If You Need an Exchange
There are many situations in which an exchange for other property is more advantageous than a sale. The most common reason is a tax deferred exchange under Section 1031 of the Internal Revenue Code. Usually you should work with an experienced exchange broker. I have been involved in property exchanges since 1976 in states from Oregon to Nprth Carolina.
